Cancellation Policy

Full refund if you cancel prior to 60 days from Check-in Date.

50% refund if you cancel between 60-30 days from Check-in Date.

No refund if you cancel under 30 days from Check-in Date.

SHORT TERM RENTAL AGREEMENT

  1. This Short Term Rental Agreement (the “Agreement”) is made by and between Bradford Family Properties, LLC (“Homeowner”) and ________________________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
  2. Property. The property is located at: 3106 Point Cove, Lago Vista Tx 78645 The property is furnished and includes use of the pool, hot tub and Dock. The house has linens provided including towels for showering. Please bring your own beach towels.
  3. Rental Party: The rental party shall consist of Guest and the following persons (List all parties staying in the home in the Notes field at checkout)
  4. Maximum Occupancy: The maximum number of guests is limited to 20 persons. An additional charge or $100 per person per night for guests in addition to 20 will be assessed. At no time during your stay can there be more guests than 20.
  5. Term of the Lease: The lease begins at the “Check-in Date” and ends at the Checkout Date”.
  6. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during certain periods. If a rental is taken for less than 2 days, the guest will be charged the 2 night rate.
  7. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
  8. Access: Guest shall allow Homeowner and the manager access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
  9. Rental Rate and Fees:  Please see Booking Checkout page.
  10. Insurance: We encourage all renters to purchase traveler insurance.
  11. Payment: Acceptable payment methods are made through this website with Credit or Debit card via Stripe. 
  12. Pool and Hot tub –
    • No one under 18 allowed in the pool or hot tub unless supervised by an adult
    • The subject property has a (swimming pool, spa and/or hot tub) located thereon. The tenant(s) will use the swimming pool and/or hot tub at the tenant’s own risk. The landlord will not be held responsible for the injuries sustained by the tenant and/or the tenant’s occupants or guests when using the swimming pool and/or hot tub, and the tenant will indemnify the landlord for any actions resulting from injuries to tenant and/or tenant’s occupants or guests.
    • No Glass objects of any kind to be used around the pool.
  13. Kayaks – 
    • We have 2 kayaks in the garage. The tenant(s) will use the Kayaks at the tenant’s own risk. The landlord will not be held responsible for the injuries sustained by the tenant and/or the tenant’s occupants or guests when using the Kayaks, and the tenant will indemnify the landlord for any actions resulting from injuries to tenant and/or tenant’s occupants or guests. 
    • The kayaks are not to be used if under the influence of any substance. 
    • The riders must always wear a life jacket .
    • Please return the Kayaks to the garage when done
    • DO NOT DRAG THE KAYAKS FOR ANY REASON

     

  14. Bicycles
    • We have 3 Bicycles in the garage along with 3 Helmets.. The tenant(s) will use the bicycles at the tenant’s own risk. The landlord will not be held responsible for the injuries sustained by the tenant and/or the tenant’s occupants or guests when using the Bicycles, and the tenant will indemnify the landlord for any actions resulting from injuries to tenant and/or tenant’s occupants or guests. 
    • The Bicycles are not to be used if under the influence of any substance. 
    • The rider must wear a helmet.
    • Please return them to the garage when done
  15. Dock
    • The subject property has a dock located thereon. The tenant(s) will use the dock at the tenant’s own risk. The landlord will not be held responsible for the injuries sustained by the tenant and/or the tenant’s occupants or guests when using the dock, and the tenant will indemnify the landlord for any actions resulting from injuries to tenant and/or tenant’s occupants or guests
    • The dock has a lift. To operate the lift there is a black lever on the pole. It is fairly easy to operate. One way goes up and the other goes down. Be very careful when raising as it is a low roof on the dock. The lift may not work at all times due to electricity constraints.
    • We currently do not have a ladder and it is a pretty high dock. It is best to swim back to the shore to get back on the dock if swimming by the dock.
    • The lake level changes regularly. Check for trees before jumping off of the dock.
    • The cable holding the dock in place may block the boat ramp. If so seek an alternate ramp to put the boat in the water.
    • Tenants are not allow to jump off the roof of the dock. IF ANY TENANT IS SEEN JUMPING OF THE ROOF OF THE DOCK THE LANDLORD HAS THE RIGHT TO REMOVE THE TENANT IMMEDIATELY WITH NO REFUND. IT IS VERY DANGEROUS TO CLIMB ON THE ROOF OF THE DOCK. PLEASE DO NOT ALLOW ANYONE IN YOUR GROUP TO DO SO.
    • Do not use a neighbors dock. They will call the police.  IF ANY TENANT IS SEEN ON THE NEIGHBORS DOCK THE LANDLORD HAS THE RIGHT TO REMOVE THE TENANT IMMEDIATELY WITH NO REFUND. IT IS ILLEGAL TO ENTER THE NEIGHBORS PROPERTY WITHOUT PERMISSION.
  16. Check in and out – 
    • Check in is at 3:00PM and Check out is at 10:00AM. On all weekly rentals we request that you strictly adhere to these times. It is a big house and thus takes time to clean. We want to make sure it is ready for the next renter!
    • For weekend renters feel free to email and ask about coming early and leaving late as we try to be as amenable as possible.
    • When checking out please take all sheets off the beds and the towels that were provided and put them at the base of the bed in two piles
    • Please wash any additional towels you may used and replace them in the closet
    • Please put all dishes in the dishwasher
    • Please leave a note for the cleaning staff of any issues you may have encounter as we do our best to get better and better
    • Please make sure all keys are returned to the spice box and lock box outside

RENTAL RULES

  1. Smoking is NOT allowed inside or out. Smoking is not allowed on the dock or by the pools.
  1. People other than those in the Guest party set forth above may not enter in the property. Any person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
  1. Guests should not create excessive noise at a level that disturbs neighbors; Code enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m.
  1. This home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
  1. The owners are not responsible for any accidents or injuries related to the use of the pool, hot tub, deck, firepits and dock that may occur while using the facilities of the house.
  1. The owners are not responsible for any accidents or injuries related to the use of the bicycles provided for use by the owners.
  1. Keep the property and all furnishings in good order
  2. Only use appliances for their intended uses
  3. PETS are permitted only with prior approval and the Pet Addendum must be completed, please contact us for this.
  1. Parking: Parking is limited to four vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
  1. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
  1. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house.
  2. Pool and Hot Tub: No children under the age of 18 permitted  at any time without adult supervision. When using the pool, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers replenish chemicals in all prior to your arrival
  3. Fireplace: The fireplace is a non operational – please do not use.
  4. Water and Septic: DO NOT FLUSH anything other than toilet paper. No feminineproducts should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages charged by the plumber.
